Company NIF — Property & deeds

Your foreign company needs a NIF before it signs.

When a foreign legal entity buys property or enters a notarized deal in Spain, its own N-type NIF may be required for the transaction. We prepare and coordinate the company application remotely; the Agencia Tributaria decides issuance. This service is not for individual buyers.

The Agencia Tributaria independently decides NIF issuance and timing

Where a company transaction stops without it

At the notary

The foreign company must be identified on the deed with its own Spanish NIF before it can sign as a party.

At the bank

Banks and payment checks need to match the funds and corporate documents to the same legal entity and tax identifier.

At the land registry

The company NIF follows the legal entity from the deed into the property registration and subsequent tax filings.

Company NIF only

The identifier belongs to the legal entity

This service is exclusively for a foreign legal entity buying or holding the property. The company receives its own N-type NIF. We do not process a personal NIF or NIE for an individual buyer, director, or shareholder.

Frequently asked

Can an individual buyer use this service?

No. This service is only for foreign legal entities. It obtains an N-type NIF for the company and does not provide a personal NIF or NIE.

Does the director receive the NIF?

No. The director or authorised signatory acts for the applicant, but the NIF is issued to the foreign company itself.

Do I need to travel to Spain for the company application?

Our private application-preparation service is coordinated remotely. File-specific requirements can vary, and the Agencia Tributaria independently decides the application and timing. We confirm the document route before payment.

When should the company get its NIF?

Before entering a binding transaction. Obtaining it early avoids blocking the company's banking, deed, and registration steps.

What does it cost, and when do I pay?

The standalone company NIF is a €449 one-time service, with VAT treatment confirmed before payment. The €299 bundled price applies only when the NIF is included in an EPR dossier. You submit your details first and pay through the secure link we email you.
